What the Sold Over List Price Club Represents

The Sold Over List Price Club was created to bring clarity, credibility, and consistency to conversations around staging performance. In an industry where results are often discussed anecdotally, this program establishes a documented framework for recognizing outcomes that can be reviewed, verified, and understood within the context of each local market.

What the Club Is

  • Based on verified listing data. All qualifying properties must include documentation confirming list price and final sold price using MLS data, MLS-fed public platforms, or written agent verification.
  • Built to help stagers understand their numbers and track performance consistently. Participation provides documented results you can stand behind in marketing and listing conversations. 
  • The exclusive entry point for Sold Over List Price award consideration. Recognition at the RESACON® awards ceremony is drawn from qualifying submissions to this program.

What the Club Is Not

  • Not a guarantee of causation. The club does not claim that staging alone caused a sale to go over list price, but rather acknowledges outcomes achieved through preparation, strategy, and market positioning.
  • Not for stagers who are not ready to engage with performance data. Participation requires documentation, transparency, and a commitment to measurable outcomes. 

Why Stagers Submit

Most staging companies are doing strong work. Fewer are documenting outcomes in a way that can be clearly communicated, referenced, and recognized. The Sold Over List Price Club exists to close that gap by turning results into documented proof.

To document real performance

Submitting allows you to move beyond anecdotal success and establish a documented record of outcomes tied to your staging work. Each property that qualifies will receive a unique logo. 

To strengthen marketing conversations

Verified results give you numbers you can reference confidently when speaking with agents, sellers, and partners about why your services work.

To be eligible for recognition

Submission is the only way to be considered for Sold Over List Price recognition, a chance to make the quarterly leaderboard,  special visibility on the find a stager directory, a chance to win a RESA Award at RESACON and visibility through RESA® National.

What You Need to Submit a listing

Submitting is straightforward, but documentation matters. The Sold Over List Price Club is built on verified outcomes, which means each qualifying submission must include proof of the list price and sold price, along with clear context on the staging services provided.

Required Documentation

  • Verification of the list price and final sold price
    Provide a screenshot from the MLS or a public platform that pulls directly from MLS data (examples include Zillow, Redfin, or Realtor.com).
    OR submit a signed letter from the listing agent on company letterhead confirming list price and final sold price (digital copy is fine).
  • Your staging fee for the project
    Report the fee based on the first 60 days of service.
  • A brief description of the services performed
    Examples: vacant staging, partial furniture rental, occupied staging using the homeowner’s items, paint consultation, or a combination of services.
Clear documentation keeps recognition credible and protects the integrity of the program for every member.

Optional materials for additional visibility
Additional photos or project details may be submitted for potential inclusion in RESA® blogs, website features, or media opportunities. This is optional and separate from qualification requirements. 

1Gather your proof

Save your list and sold price verification, confirm your fee for the first 60 days, and write a short description of what you actually provided on the project.

2Submit through the member form

Submissions are completed through the Members Only submission form on this page. You will upload your documentation and provide the project details.

3Receive recognition if approved

Once your submission is reviewed and approved, you will receive the appropriate logo level and be eligible for additional recognition tied to this program.

Tip: Keep a simple folder for each project with a final “sold” screenshot so submitting takes minutes.

Before you submit

Have your proof of list price and sold price ready, confirm your staging fee for the first 60 days of service, and prepare a short description of the services performed. This keeps review fast and ensures recognition stays credible. 

How Often You Can Submit

There is no limit to how many qualifying listings you may submit. Each staged property is reviewed independently based on its own documentation and results. If you consistently deliver measurable outcomes, you are encouraged to submit each qualifying project. The Sold Over List Price Club is designed to recognize ongoing performance, not one-time wins.

Frequently Asked Questions

Do I have to be a RESA® member to submit?

Yes. Submission to the Sold Over List Price Club is available to active RESA® members only.

Can I submit occupied and vacant staging projects?

Yes. Both occupied and vacant staging projects are eligible, provided they meet documentation requirements.

Can I submit older listings?

Yes. Eligible listings within the last 3 months may be submitted after the sale as long as required documentation is available.

How long does review take?

Submissions are reviewed on a once a month at minimum. Review time may vary depending on volume, but all submissions are evaluated using the same criteria.

Does submitting guarantee leaderboard placement or an award?

No. Submission is required for consideration, but recognition depends on verification, timing, and how submissions align with quarterly and annual criteria.

What if my listing performed well but did not sell over list?

Listings that do not meet Sold Over List Price criteria may still qualify for other RESA® performance-based recognition programs. like the RESA Days on Market club.
